Congratulations to M and J on the purchase of your first house, 597 Walker Avenue!

Like many first young first time buyers, the question of condo unit vs house was discussed and entertained. After looking at several options, and even after writing an offer on a condo unit, the choice became clear to them that a house was the right direction for them.

This beautiful character two storey house in Fort Rouge was the ticket. It is full of charm and function and it’s in a location that makes sense on many levels. On a lighter side, who wouldn’t want to be walking distance to the BDI (Bridge Drive-In) ice creme shop?! It is close to rapid transit, The Village, Churchill Park, and downtown Winnipeg. This house has room to grow and a few upgrades can be made if they so choose. This house has the potential for a custom modern kitchen, and additional living space with a future finished basement with a full bathroom. Best part, it has good bones and it’s move in ready.

The inspector was able to show my buyers the specifics about the build of this house, the maintenance, and the expected life expectancy of all of the components. We had a fun time during this journey and I’m excited for the future of my clients. This is a big next step in their lives and I’m honoured that I could help them.

I am a BNI Manitoba Awards Gala winner

I have been a part of BNI (Business Network International) Manitoba for three years. My chapter is called BNI Aspire and we meet every Thursday at 7:30am at The Norwood Hotel and we exchange word of mouth business to each other. BNI’s philosophy is Givers Gain. The Gala was at The Fort Garry Hotel and it was a lovely celebration of our successes for the year. I earned two distinguished awards, Most Motivated and Top Gun for my chapter. Most Motivated is an award that my peers have voted for me and Top Gun is for the numbers; the giving. It feels great to win these two awards. It feels even better to give business to others and help people.

29 Erinie Webb Bay in Stonewall MB SOLD! My buyers did their homework and won.

Congratulations to A and A on the purchase of your first house, 29 Ernie Webb Bay!

This was what seemed like an intense house buying journey for my buyers yet very normal in my world. We looked at plenty of houses throughout a lot of the surrounding Winnipeg area. Stonewall Manitoba is a town that has already experienced some solid growth in the last 10 years. It is expected to continue to grow, forecasts are predicting a lot more growth. The council has approved the expansion of their lagoon and water treatment capacity in anticipation for this growth. Stonewall is a 20 minute drive north of Winnipeg from the perimeter. My buyers are happy that they found the house that works for them and meets their current and near future needs. It’s important to take the time to do the work of looking for a house and being patient that the right house will be found; they experienced that with me first hand. I negotiated a very good deal for them and they also took my advice with having a proper and thorough home inspection. This house is newer, still having the home inspection was invaluable. The inspector was able to show my buyers the specifics about the build quality, the maintenance of the house, and the expected life expectancy of all of the house components. We had a fun time during this journey.

Congratulations to O and M on the purchase of your first house, 472 St Anthony Avenue!

I showed them at total of 27 houses over a three week period. My preferred method for buyers works because it’s a proven method that I have created. I showed a big chunk of houses each day of showings; one day we viewed 13 houses. First impressions are bigger than most realize, it takes a matter of minutes, even seconds, to judge a house. After that we create an ‘A’ list and move those houses to the next day of showings. ‘A’ list contains the houses that they would like to see for the second time. Second showings are good because we see the houses that have passed to stage two and earned their attention to take a closer more critical look at the house. This ‘A’ list continued to compile and reduce as we moved along the house search journey. Some houses got a second viewing, and most didn’t make it to that stage.

My buyers bought this house because the location works for them on many levels. The size and layout that works for their unique needs and lifestyle. I negotiated with the listing realtor that my buyers have a home inspection and have time to finalize their mortgage financing using buyer conditions. They are now going in with eyes wide open and they know more about the house than probably even the current owner does. They received and took my advice and that helped earn them above average results. Don’t be fooled, this is a buyer’s market and we are entering into the strongest buyer season of the year. 7 Valence Avenue SOLD! Here’s the story.

I sold 7 Valence Avenue in 17 days. I was able to successfully sell the house because I attracted many buyers through buyer Realtors. I had about 2 showings per day for all 17 days; above average volume. I didn’t do any open houses or any other antiquated marketing methods. What I do is hustle and work hard to sell the house effectively. I focused on the people who came to the house and convinced others to come see the house. I worked on qualified motivated buyers. I worked with my network and social ecosystem in order to share the story of this great house and why someone should buy and own it. Though my seller needed to sell now and couldn’t delay selling until the prime selling season of February to April, I worked hard with the seller to put the house up on the market immediately. We avoided the bad cold weather and that saved us from the average buyer slowdown of the snow and cold weather.
